Such as mainly foreign-run Chinese restaurants, specialty restaurants, and the hotel’s relatively independent banquet space, meeting space.

How the hotel’s functional technical indicators are calculated:

Based on the previous sharing of the “Hotel Ping effectiveness analysis and its key indicator control” content, we can use the preliminary calculation formula in the early stage to arrive at the hotel room number.

However, the actual room floor area, architectural form, etc. will be subject to architectural design will be different from the required hotel ping effect.  For example, the hotel corridor is one-sided rooms or double-sided rooms, transportation support space area is different.

Let’s take the total area of about 10000 square meters as an example, combined with the previous sharing of hotel ping effect-related content, the preliminary calculation of room volume.

Hotel room size – Total area/room with an allocated area

High-end resort rooms with a shared area:90 to 120 square/room, the number of rooms is about:  10000 square / (90 to 120 square) ≈ 80 to 110 rooms;

High-end city hotel rooms with a shared area:75 to 90 square/room, the number of rooms is about:  10000 square / (75 to 90 square) ≈ 110 to 130 rooms;

Mid-city Hotel rooms with a split area:50 to 75 square/room, the number of rooms is about:  10000 square / (75 to 90 square) ≈130 to 200  Rooms.

According to the positioning of the hotel, after the functional space of the hotel supporting services is determined, the technical indicator data of each functional space can be calculated separately by the hotel’s volume (room volume). Hotel all-day restaurant: (including Buffy Terrace and internal transportation support space, including kitchen, ming file, etc.).

Hotel full-day restaurant area, hotel room volume, 1.5 x 30%, 2.5 to 3.5 square/person (i.e., according to the hotel’s grade can be 2.5 or 3 or 3.5, the main reception group guests *4）；

Gym:(includes a reception area, seating area, excluding toilet, dressing, and shower area).

Gym Area: Hotel Room Volume: 1.5 x 20% x 3 to 4(i.e., depending on the hotel’s grade can be 3 or 3.5 or 4, spa resort or hotel projects with large pools, the total number of people can be appropriately increased to 25% or more).

The general area calculation formula for functional spaces supporting each hotel:

S=（D1*X%+D2）*N

D1 x X% is consumed in this space by a certain percentage of hotel guests; D2 is the number of customers operating abroad. Mainly in Chinese restaurants for example.

Chinese restaurant:(excluding kitchen and other support space).

The area of the Chinese restaurant (hotel room volume: 1.5 x 10% to 20% plus the number of customers operating abroad). . . .  

Chinese dining room area – Number of tables in Chinese dining rooms – Number of people per table – 4 to 5 square/person, including room preparation and bathroom.

Multi-functional ballroom:(excluding banquet lobby, banquet hall outside the delivery aisle, furniture warehouse and other support space).

Multi-functional ballroom area – total number of desk-style meetings : 1.2 to 1.5 square /  person;

Or, the multi-functional banquet hall area – banquet-style round table type of the total number of people – 1.8 to 2.2 square/person.

(It is often useful to consider how many tables to serve for the banquet to carry out area pushback.) The area required for each table is:10 people per table about 16 square feet,12 people per table about 18 square meters).

Multi-functional banquet lobby area: total number of people to receive in the ballroom: 0.5 square/person (standing).

In order to make as much room as possible to plan the banquet hall, or when space is limited, the banquet lobby may not consider that all the people in the banquet hall are present in the banquet hall at the same time, but should not be less than the total number of people.

Meeting room:(excluding corridor space outside the meeting room).

Large conference room area without desks, the total number of meetings, 0.8 square meters/person;

Room lobby area : total number of people , 75% , 0.5 square /  person (standing);

Small and medium conference room area (conference table type) – total number of meetings, 2 to 3 square/person;

Boardroom area (including an internal VIP lounge, toilet) – Total number of meetings : 3 to 4 square/person.

Other functional technical indicators to support space are to be continued. For example, supporting public toilets, kitchens, hotel administrative office space, logistics space, and equipment rooms.
